However, <em data-start=\"1010\" data-end=\"1027\">virtual staging<\/em>\u2014removing existing furniture and inserting new objects with realistic lighting\u2014remains a challenging task.<\/p>\n<p data-start=\"1137\" data-end=\"1569\">VISPI addresses this challenge by combining <strong data-start=\"1181\" data-end=\"1209\">multi-task deep learning<\/strong> and <strong data-start=\"1214\" data-end=\"1237\">real-time rendering<\/strong>. Specifically, the system uses a <em data-start=\"1271\" data-end=\"1291\">vision transformer<\/em> to simultaneously estimate depth, geometry, and material properties; a <strong data-start=\"1363\" data-end=\"1385\">spherical Gaussian<\/strong> model to compute realistic lighting; interactive <strong data-start=\"1435\" data-end=\"1452\">editing tools<\/strong> to place digital objects in real time; and stereoscopic <em data-start=\"1509\" data-end=\"1537\">Multi-Center-Of-Projection<\/em> functions for VR exploration.<\/p>\n<p data-start=\"1571\" data-end=\"1919\">The framework was validated on two widely used datasets of indoor environments: <strong data-start=\"1651\" data-end=\"1667\">Structured3D<\/strong>, which provides computer-generated but realistic-looking indoor scenes available in both furnished and unfurnished versions, and <strong data-start=\"1797\" data-end=\"1812\">FutureHouse<\/strong>, which includes photorealistic panoramas of complete houses enriched with detailed material information.<\/p>\n<p data-start=\"1921\" data-end=\"2534\">The method opens the door to several practical applications. In the <strong data-start=\"1989\" data-end=\"2011\">real estate sector<\/strong>, it can show potential buyers an \u201cempty\u201d apartment and instantly propose multiple furnishing solutions, without physically altering the space. In <strong data-start=\"2158\" data-end=\"2177\">interior design<\/strong>, it allows designers and architects to experiment with combinations of furniture, materials, and colors, immediately visualizing the result.
